With almost 30 years of multifaceted retail experience, Debora Overholt now heads retail leasing and development for Swire Properties’ 500,000 square-foot retail space at Brickell City Centre. Located in Miami’s Brickell neighborhood, the $1.05 billion, 4.9 million-square-foot landmark urban center sits on three city blocks. Comprised of the stylish 5-star hotel, EAST, Miami, two Class-A office towers, two luxury residential towers, Reach and Rise the development completed its first phase on construction in 2016.
At Brickell City Centre, Ms. Overholt brokered over 120 tenant leases, including the retail center’s anchors Saks Fifth Avenue, the first to open in Miami in 30 years, and the first U.S. flagship of the Mexican-based luxury dine-in theater CMX. Ms. Overholt worked closely with the retail center’s partners, Simon Group and Whitman Family Development, the developers behind Bal Harbour Shops. Since 2012, her involvement with the retail development spanned from project budget to architecture and design, which came to fruition in November when Brickell City Centre debuted its retail space.
Previously, Ms. Overholt worked at Simon Property Group as an Area Manager in the Washington, DC market and was promoted in 1999 to manage Dadeland Mall, a 40 year old Super Regional Mall, and an icon in both South Florida and South American markets. While at Dadeland, Ms. Overholt generated the largest increase in temporary leasing revenue in the history of Simon Property Group (+300%). This increase was realized during the first phase of a two year, $30 million renovation, managed by Ms. Overholt and her team, and was the most complex Simon Property Group had ever undergone.
At Dusco Property Management Group, Ms. Overholt was a member of the development team at Oglethorpe Mall, Savannah, GA. The development group was responsible for the ICSC Design Award, winning an $11 million floor to ceiling renovation. Subsequent to the floor to ceiling renovation, Ms. Overholt served as the marketing manager for the Oglethorpe Mall’s $30 million expansion which included an additional 70,000 GLA and a new Rich’s Department Store. Following the completion of the Oglethorpe Mall redevelopment, Faison Associates recruited Ms. Overholt to the team responsible for repositioning Savannah Mall.
Certified as an ICSC Marketing Director since 1989 and instructing for ICSC’s University of Shopping Centers, Ms. Overholt has solidified her role as a retail industry leader.
Ms. Overholt grew up in Richmond, Virginia where she attended Virginia Commonwealth University and began her career with Leonard L. Farber in the Richmond Regional Office (Cloverleaf Mall, Regency Square, and Charlottesville Fashion Square) in the early 80’s. She currently resides in Miami, Florida.
